RR shopping center getting new life

NAI Maestas & Ward advisers Clayton King and Calder Conrad say they have anywhere from 800 to almost 17,000-square-feet of space available or opening up, some likely to complement the attraction of a Walmart. They say it’s something of a rare example of quality second-generation retail space in Rio Rancho. Second-generation space often comes with lower rates for potential tenants.The development, located on the southwest corner of Southern and Rio Rancho Boulevard (Highway 528), is just northwest of the Intel campus. O’Hare’s Grille & Pub has been there for years and a smattering of mom and pop-style tenants, as well as a Samon’s Electric & Plumbing Supply.

“The Walmart Neighborhood Market is bringing life and activity to the area,” King said. “It’s been a relatively stale asset for the past couple years.” King said the partnership that owns the development is embarking on an upgrade to the facility as well. New paint, landscaping and signage is on tap in the coming months. The Walmart is probably about a year from opening.

“It will be a vibrant retail center at the corner of a very vibrant area,” said Conrad. “Rio Rancho has great demographics. We see a soft goods, maybe discount retailer that’s synergistic with Walmart’s activity being interested.”
