NAI Maestas & Ward to Market 400 + Acre Schwartzman Property in ABQ South Valley

The new “Schwartzman Commerce Center” will bring good jobs, new companies, and vital commerce to the South Valley (Albuquerque, NM): New Mexico commercial real estate firm NAI Maestas & Ward announced today that it is marketing for sale the 400-plus acre Schwartzman family property, located in Albuquerque’s South Valley. The Schwartzman family, which has owned much of the property for more than a century, brought the brokerage to Maestas & Ward with the vision and commitment of creating a vibrant business hub in Albuquerque’s South Valley.

The newly-named Schwartzman Commerce Center will become home to a variety of businesses over the next decade that will likely include everything from retail stores and professional services to restaurants, entertainment, manufacturers, large industry, and much more. Some areas of the property will provide opportunities for residential development including a large 120-plus acre tract that lies close to the Rio Grande River and offers access to the Bosque.

The Schwartzman Commerce Center is located south of the Albuquerque International Sunport and west of I-25. The area, comprised of approximately 14 tracts, represents the largest remaining concentration of industrial zoned parcels in Bernalillo County. Several of the parcels have potential for rail access and all are readily accessible to I-25 and the Sunport. Additionally, incoming businesses have the added benefit of nearby commuter rail transportation for both employees and customers thanks to the Bernalillo County/International Sunport Rail Runner Station located at Rio Bravo and 2nd Street.

More about the history of the land and the Schwartzman Family… Josef Schwartzman purchased the original 200 plus acres of the property in the early 1900’s, and his son, Joe Schwartzman, acquired the bulk of the remainder of the property in the 1930’s. The land has been used for a variety of purposes throughout the years though nearly all of it has been agricultural. Some sections of the original property were sold in earlier years and are now home to the Sunport and I-25 interchange, the Rio Grande Federal Credit Union, Lovelace Urgent Care, the Bernalillo County Fire Station at 3610 Prince SE, and others. As major employers and residents of the South Valley for generations, Schwartzman family members have long been supportive of education, agriculture and ranching in New Mexico. Throughout the years the family has been very involved in and supportive of the 4-H Youth Development Organization as well as Future Farmers of America (FFA). They have also donated the use of their land for many years to the Carrie Tingley Hospital Foundation Annual Mudd Volleyball Tournament.
